I am so glad you asked!
Let me begin with…. I have been in your shoes and know your pain! Feeling stuck between your dream and reality. Sitting at a j.o.b. (just. over. broke) watching other people climb the ladder of financial freedom, while being trapped in the day to day drudge.
I also know from personal experience how incredibly painful it is to pay THOUSANDS of dollars out of pocket (my total was just over $100k) to invest in your education to learn the industry and how to analyze apartment deals, only to have been left with more questions. I wanted to jump in with both feet and learn but the “coaching” only taught me basics, leaving me to figure it out alone. I was discouraged and lost.
Over $150k in debt and losing my home, I had no choice but to move across country to live in a basement that hadn’t been touched in years! I was grateful I did not have to live in my car but I was determined to get out of debt and live the life that I know God had for me. I started delivering groceries 3-4 days a week just to make ends meet. I knew if I could keep my own schedule, I could work on owning apartments! I used all my spare time reading, listening and going to conferences to network with people doing what I wanted to do!

I still had coaches telling me that my goal of 100 units for my first deal was unattainable! They would tell me to look for smaller deals. They would say it is easier to close smaller deals. However, all the operators I networked with told me they wanted 100+ units! What was I to do? LOOK FOR 100+ units! My mission had started and there was no going back regardless of the negativity of others telling me I couldn’t do it!
I learned quickly how to use underwriting templates and eventually learned every aspect of analyzing deals! I am here today to say, after many prayers, tears, fears, and unanswered questions, my first deal was 110 units, 18 months after starting my journey! In less than 13 months after, I had acquired a total of 984 units and I am currently managing $80+ MILLION in multifamily assets!

I was able to get out of debt, bless my family like I had only ever dreamed of, buy myself a home (woooo no more basement!), build water wells for children in India, support rescue efforts of human trafficking and bonus…I was able to take some of the acquisition fees acquired on the deals and re-invest in some of my own deals! I am blessed beyond measure!
